A Title Search is an examination of public records to determine and confirm a property's legal ownership and find out what claims or liens are on the property. A clean title is required for any real estate transaction to be completed.
Current Owner Title Search
A Current Owner Title search report includes the current vested owner(s) of the property from the present date backward to the current owner holding the last deed for consideration. All title problems found during that particular time-frame will be highlighted in the report. Additionally, any outstanding liens, open mortgages, judgements, taxes, Power of Attorney (POA) if any and any encumbrances will be highlighted.
Two Owner Title Search
The Two Owner Title search report includes the current vested owner(s) and one prior to that in the chain of title of the subject property. All title problems found during that particular time-frame will be highlighted in the report. Additionally, any outstanding liens, open mortgages, judgements, taxes, Power of Attorney (POA) if any and any encumbrances will be highlighted.
Full Search
Full title searches includes all names in the chain of title and will report liens and judgments for all owners, current and past. The names must be run for general liens, such as judgments and federal tax liens, for the full statutory period applicable for the state. In addition, all defects, liens, and encumbrances specifically referred to in the documents revealed in the search will be reported as exceptions, unless properly disposed of. Search includes property lien, easements, covenants, conditions and restrictions, agreements, and resolutions and ordinances that affect real property. All title problems found during this time will be reported on the title report as well as all outstanding liens, open mortgages, judgements, taxes, POA (if any) and encumbrances.
Update Search
The Update Search Report is an update to the previously issued title search report to verify the documents recorded within the gap period. *Please note that update searches will only apply to orders which NeuSkale previously completed within the 6 months time frame. Otherwise, it will be considered as Current Owner Title searches.
